General Construction Services
Since 1960 we have specialized in traditional general contracting and general construction in both private and public markets. From owner provided plans and specifications we provide firm priced quotations and complete full service general contracting.
We self perform concrete foundation and interior finish work with our own field personnel and work with qualified sub-contractors to deliver quality projects on schedule and on budget for clients throughout upstate NY.
Over the past 25 years, we have developed an experienced staff to complete both Butler and Conventional buildings and Renovations on a Design/Build basis.
Working with select Architectural and Engineering firms and our in-house drafting staff, we deliver single source, Design/Build projects for Manufacturing, Warehousing, and Distribution, Offices, Auto Dealerships, Colleges, Retail and other industries.
We have completed many private client projects serving as a Construction Manager, providing Project Management and On-Site Supervision services. Projects are separated in to individual work scopes and bid out to qualified sub-contractors and suppliers on a fixed fee structure. For many clients we combine theses services along with our own self performed concrete and finish work for a combined Construction Management and General Contracting or Design/Build arrangement.
For the past several years we have provided Pre-Construction services to both Owners and Architectural firms. Services include site selection investigation including soils investigation and topography, communication with local municipalities regarding Planning and Zoning, budget and detailed estimates, preliminary in-house drafting and design services, and scheduling.
Working with the owner, architect, engineering consultants, and major sub-contractors we help owners establish and maintain project budgets by assisting in value engineering and resolving design and cost issues early on in the planning process.
In 1982 we acquired the Butler Manufacturing Co. pre-engineered metal building franchise for Oneida, Herkimer, and Madison counties.
As a Butler "Career Builder", we have completed over 2.5 million square-feet of projects for satisfied clients in Central and Northern NY, primarily on a Design/Build basis.
We self-perform all concrete foundation and building erection with our own forces, not sub-contractors.
From small damage repairs to larger interior and exterior renovations we complete many projects from owner provided sketches or in-house design/build.
We provide pre-construction budgeting and in-house Auto-Cad drafting. If the project is feasible we move to final design and pricing working with interior designers and architectural firms for space planning and code compliance.

In the Central Adirondack Old Forge area, we have completed several custom vacation homes for clients of our core business. Owners can depend on us for highest quality craftsmanship and assured completion schedules, working with our field staff and qualified local sub-contractors.
As part of our commitment to provide clients with a single source for all of their general construction needs, our full-service capabilities have been expanded to include real estate consulting, site selection assistance, re-use of existing properties and turnkey development.
With extensive experience and specialized expertise in commercial real estate development, we work closely with clients to develop construction project budgets, analyze options for renovation or new construction and, if needed, negotiate the lease and purchase of land and existing properties.
Brian A. Gaetano, President and CEO of our firm, is a CCIM (Certified Commercial Investment Member) of CCIM Institute, an affiliate of the National Association of Realtors. The CCIM designation is awarded to commercial real estate professionals upon completion of a graduate level curriculum and attainment of a level of qualifying experience. CCIM's are recognized experts in commercial real estate brokerage, leasing, asset management, valuation, and investment analysis.

William C. Gaetano
Executive Vice President
Mr. Gaetano has worked at the Charles A. Gaetano Construction Corp. since 1969. In 1993 he assumed responsibility for the company's business development. Under his leadership, the firm has tripled its work volume performed, while the business has grown into a full-service general contractor and design-build firm. Mr. Gaetano is responsible for over $50 million in work.
There are a number of industries which Mr. Gaetano focuses on including healthcare, educational and institutional, retail, commercial, manufacturing and warehousing, along with multi-unit and residential projects. Mr. Gaetano has generated jobs for the company ranging from $50,000 to $25 million in value.
Mr. Gaetano's broad range of responsibilities include business development, marketing, corporate/community relations, insurance, bonding and banking.

Vice President Preconstruction
Anthony Obernesser has over 22 years of commercial construction industry experience with Gaetano Construction Corporation. A graduate of SUNY Institute of Technology, Mr. Obernesser started with Gaetano as a Project Manager Assistant. He has since progressed to Estimator, Project Manager, Cheif Estimator and Senior Project Manager working on several multi-million dollar projects. He has held the position of draftsman, estimator and manager of both conventional and pre-engineered metal building projects and has had the additional opportunity to work in the in the design/build department.
As Vice President of Preconstruction, Mr. Obernesser works with Owners and Architects to plan and budget their projects from the conceptual estimate stage.
He works closely with the Project Management Department to pre-plan the work. He is responsible for oversight of the Estimating Department.
In addition to his work experience, Mr. Obernesser also completed the AGC-NYS Young Constructors Management Training Program, the AGC Project Manager's Course and the AGC Estimating Academy. He also service on the Advisory Board for the SUNY-IT Civil Engineering Technology program.
Hamilton College Theatre & Studio Arts building, Clinton, NY - $35M
Led the Gaetano team in budgeting and negotiating $35 million GMP CM at risk construction contract.
Assured Information Security - $7M
New construction of a two-story 45,000 SF Corporate Office building on the Griffiss Technology Park in Rome, NY. The steel structure is enclosed with precast concrete and a Centria panel & window system, the steel columns outward of the building envelope are wrapped with circular covers giving the exterior walls a distinct setback from the precast fascia band.

Led the estimating department, managed and directed the estimating staff, reviewed all negotiated and competitive bids and budget quotations. Managed the projects through the Pre-Construction phase, where the scope and schedule are determined, subcontractors are selected and the final price is established. Prepared estimates from conceptual drawings as well as fully designed documents.
Acacia Village Phase 2, Utica, NY - $20M
Responsibility as Chief Estimator - Budgeted and assisted in contract negotiations for $20 million (75) unit senior apartment complex using "Design/Build-CM at Risk Delivery System".
Intelligence & Reconnaissance Lab, Rome, NY - $8M
Responsibility as on-site Project Manager for the 100,000 SF, $8 million Air Force Research Laboratory in Griffiss Business & Technology Park.
