Liberty Gardens Housing Revitalization, Phases I, II, III and Community Center (207,363 SF – Total Contract Value $34.7M)

Phase I: Charles A. Gaetano Construction Corp. was hired as the Construction Manager to rehabilitate three two-story masonry buildings and construct six new buildings totaling approximately 80,521 SF at Liberty Gardens Housing in Rome, New York. The first phase of this project began in June of 2011 and consisted of rehabilitating 78 total family units. Of the 78 units there are 14 one-bedroom, 24 two-bedroom, 35 three-bedroom and 5 four-bedroom units. Within this total, there are 11 handicap-accessible units and 5 hearing and/or vision impairment units.
Phase II: Began in September of 2012 involving the rehabilitation of 50 more units totaling approximately 54,792 SF.
This phase also included the new construction of the Edward W. Corr Community Center for the resident’s use and offices for the property management staff. This 6,000 SF community building features a 1,600 SF space for community events for up to 272 people. The community room has movable partitions to separate multiple meetings and an adjoining kitchen with major appliances, countertops and cabinets. Contained within this facility is a Computer Center with internet access and staff assistance. This center also houses 11 washers & dryers and is handicap accessible.
Phase III: The “final phase” has begun and will include the rehabilitation of two 2-story masonry buildings (52 units) and the new construction of three 2-family duplex buildings encompassing approximately 60,000 SF. Charles A. Gaetano Construction will continue to incorporate the guidelines for Energy Star Homes for this project making it energy-efficient and economically affordable for its community.
